Do anybody do lease option deals outside of where they stay and if so how does that process looks like? Because I am seriouly thinking about marketing in other markets besides my home state

I have been calling on fsbo leads here in MI and the owners just want cash.  I have two tenant buyers that are ready to go I just have not been able to get the inventory under contract. I need to maybe get a expired list from a agent 

I am looking to do sandwich lease options or do assign the contract to the tenant buyer
