I heard that it was through out the United States, however it is only corrosive when in a high humidity atmosphere. That is why Florida, Louisiana, Mississippi and Texas are hot spots. Beware of occupied homes on auction and short sales. Be suspicious of replaced plastic  plumbing at the hot water heater and under sinks. The chinese drywall is so toxic it will actually change the color of the outlet covers to an off white.

What part of Houston do you want to invest in?

I am writing an offer for my first rental SFR purchase at Houston and would love to hear your thoughts on it.

It needs new carpet and paint, I am estimating 7k for that. Cash on cash is not great (only 5%), but looking at the market, that's the best deal I have seen in last 2-3 months.

See detailed calculation here: https://www.biggerpockets.com/calculators/shared/3...

What are your thoughts? Should I take the plunge or keep looking?

Thanks,

Rohit

I also looked up this property and noticed two red flags. It is a short sale which you are buying it as is from the bank with all flaws and defects. It was also built in 2006 which is the year when some homes in Houston were built with toxic chinese drywall. Are you aware of this and do you know what to look for. If this is the case this would be a bad deal at any price.

How does your home compare to all the new construction as a rental? Is it energy efficient with double pane glass?

Is that where your job is located? The problem with Galveston is lack of job growth with a lot of rentals.
