So under this arrangement, how often do you end up with a property that you didn't want or can't pay for? Does the contract have a clause that allows you to get out if you don't find a buyer or?

I'm not sure what to call this, but do most of you put a $$$ repair threshold clause in a lease agreement? So that if the repair cost is less than a certain amount, the tenant has to pay it? Is this legal?

Can someone give me a sample contract for a wholesale deal? One wherein I just give a fee of $100 or so?

Do these need to be notarized or filed with county?

You are not a charity case, just evict them and move on. If you think it will be cheaper to offer them cash to leave the place clean and keys and parking passes or whatever else, then do it.

Do you put the mobile homes in an LLC? Why or why not?

How often is the house trashed when someone is evicted?

How many phone calls do you get from your Craigslist ads?
