I'm using this to build a pre-foreclosure list because I'd prefer this to any of the subscription services...I think that I might be able to beat them by a day or two, and at a cheaper cost.

Thanks for the response. I'm questioning how often a notice of tax lien indicates a home that's in pre-foreclosure?

Can tax liens be placed on properties due to income tax or other taxes not paid? Or does it always mean that property taxes haven't been paid?

Are property taxes always included in the mortgage payment? I would assume so since tax liens take precedent over mortgage liens, and banks like to cover their asses.

Roughly what percentage of homes "under contract" end up being closed on? And the main reasons why they don't close?
