Im not sure if anyone has seen this, but Steph has put a new video out on how to help find buyers. It is an excellent way to find buyers.

Ive used the GIS here in mke to find buyers in my farming area.

Well ok, nice!

Well get the assignment contract signed, send to title co and get EMD, collect money at closing.

I called the title co i will be using and they told me, once you have the house secured on contract, if you had to pay an EMD to the buyer, you then send copy of contract and the EMD to them to open an a folder on that prop.
Once you assign the contract, you can either take their EMD or they can send to title co and you send copy of Assignment contract and then a title search will begin. Then from there you will be informed as to whats going on.

No i have recieved them yet. I looked them up an shows that they will here tomorrow. Still in IL.

Personally i would call the title co you are thinking of using and ask them.

Tell him you will need a nonrefundable deposit, inform him that you have the property under contract and in the price your fee is already included. I believe you can fax him the assignment contract and he can sign an fax back. Pretty sure he can mail or wire money directly to title co once you inform them of the sale.

Please advise if im wrong.

Yea i was super nervouse during the open mic as well. But it was good practice. Had lots of fun and it was great networking with the folks there.
