Hey guys. An update here.
I crashed and burned my first deal. I was unable to sell this property, an the seller did not want to negotiate price again. Yes i was kinda bummed, BUT i learned alot from this deal.

I now know what to do and what not to do and what i didnt do enough. Gret learning experience. Since that deal and from YL campaign, I now have a duplex under contract and putting another one under contract tomorrow with my mentor/coach. Yes you read right, i found a mentor. They crazy thing about how we met was he called one of my bandit signs looking to sell properties. Then i ended meeting him in person at a wholesalers meetup in town. We talked for a while and the rest, well... We are now doing JV deals.
Awesome!!!!

On the YL campaign; i have sent a total of 553 letters and have been getting a 10% response rate, which i think is good. One of my YL prompted a tired landlord to send me a list of 25 properties that he would love to get rid of, and was also told i cound bundle any i wanted. Hopefully this pans out.

Thank you everybody for your interest, now lets make some money!!! Lol

Yea absentee owner is part of usual suspects. I think ill do another 1000 in 2-3 weeks but after that imm try another list like the inheritance ones.

Ive thought of the greeting card method too, but i think ill try those in the 3 part letters for probates, from yellowletters.com.

I most def need to get this deal done. On a good note, my buyers landing page has gave me a steady stream of buyers. Bout one a day for last 8 days.

Brian keep up the good work. I was glad to read that you started on your YL letters, good luck and get them suckers in the mail if you havnt. Seems to me there are not too many mailings that happen in milwaukee but i could be wrong.

@Tim i dont want to put everything else on hold. I am going to continue to find deals and try to get them on contract if the numbers work. I will continue to market the property i have and any more that I get. I feel if i have multiple properties, i will gain lots of buyers because it would show consistancy. Giving buyers the feeling that if they ever want to buy a property, just look on my site and ill always have something.

I did not put a return address, dont think it really even matters though. I wrote their name big in the center and did not lick, just tucked the flap. seems to be working.

Im sure ill be busy all day returning phone calls determining whether the seller is motivated or not. Cant Wait! lol

Who have you started targeting with your YL letters?
You know the stats on YL right?

Hello Robert, you will enjoy this community very much. I have used BP to teach myself alot about wholesaling.

I joined to learn about tax liens and deeds, then started reading about wholesaling in Jan.

At this point, I started a wholesaling business, I have my first property under contract now. BP has taught me sooooo much, and thx.

What do you mean by "streamline the creation of wholesale packets to present to rehabbers and investors"
Are you talking about creating something to send to your buyers once you have the property under contract?

I currently use an online program called freedomsoft that helps with keeping my buyers and sellers organized. I am on the free 30 day trial and am thinking about keeping it.

Hello all. I got my first property under contract and am currently 6 days into a 15 day contract. I had to put a $500 consideration amount to get this deal under contact. I went into the deal knowing it would be perfect for a 'buy and hold' type investor. Selling for $60k in an area where $87-90k ARV
Im feeling good about this deal and I believe I can get it sold, but pretty nervous though because im already in the last 9 days.

In other news, I started my absentee owner yellow letter campaign. I don't and didn't really have too much money so I bought a 1000 name list from listsource.com and imported my list to a free trial program im trying called freedomsoft. ( I like alot )

I printed out over a 1000 letters and am still stuffing and writing envelopes out today with the wife and the lil one putting stamps on. I started the campaign on 4-18, and already got 6 calls and 2 appts set(wish me luck). I sent out about 300 letters so far, but running low on $ for stamps, so I gotta find someone interested in investing in me. Now accepting funds, lol.

Well thats the update on me and mine. Can't wait to read some responses.
