Greetings,

I wanted to know if any of you knew of a service that can take your credit line, either from credit cards or a revolving credit line (business or personal) and liquidate it into cash that you can then use as a down payment. If so, who are they, how does it work and what's the charge and restrictions?

$200/mo per unit CF is good. Go for it.

Jumping into buying out of state without initial expertise can be a setup for disaster. I'd recommend learning locally first then branching out. It can be hard enough managing a project across the street from you, and much harder across the country.

A hard money lender could be a good option. You could use hard money to fix the unit, stabilize it with a tenant, then refi out with a traditional low rate mortgage. Shop around and avoid paying too high interest and points.

Anybody have a list of some of the lesser-known but favorable rental assistance programs like Section 8 that investors can utilize in low-income neighborhoods or with an at-risk population? A lot that I've seen are all based around non-profit enterprises.

Hey guys, I attended a free Daymond John investor seminar and although I know the deal with these seminars, there was one piece of info that got my attention.

If you joined his $2000 course, he gave you access to asset-based hard money that has 0 points, 1.9% interest, with no monthly loan payment that balloons in 12 months. Does anyone have experience with this program? I mean, sigining up for access to 1.9% interest hard money by itself seems worth it.

Thoughts or experience with this?

Do Not Waste Your Money On It!!

The best thing you can do is find local investors at local REIA groups, network, build relationships with experienced investors and learn that way. There's WAY more than enough info on this site to get started.
