Hi BP,

So I am coming up on a purchase in Baltimore and looking for quality Property Managers.  If you could drop a reference or a review on the property managers in the Baltimore, MD area, that would be great!  (if you have had a negative experience, please feel free to voice that as well.  I am trying to eliminate as many headaches as possible. :) Thank you in advance!

I just moved to the Atlanta/Sandy Springs area and trying to meet up with local investors.  (Without the REAL Estate Marketing Pitches and get rich quick seminars). I would love to network over a cup of coffee (or whatever you prefer :) ). The more the better! Please post if you are interested.

@Account ClosedSo you say that large commercial banks give the best rates? Are you meaning lower interest rates? or easier to obtain? What would be your stance on smaller local banks?

@Mickie thanks for the response! I will keep personal lenders/hard money lenders in mind.  After doing some research, I did find that when you have those personal relationships with your lenders, you are able to obtain that money much quiker..especially when a deal pops up! I will keep in mind that building that relationship is most important.

Every first time investor reads up on the best entity to approach when trying to find financing.   Should one approach their big commercial bank that they've been banking with for years? Or that local small community bank near the area in which they want to invest? I've even heard people become members of credit unions and use them as their direct source of financing for their RE business. How were your experiences with brokers verses the mortgage bank?

Who was your first source of financing and how has that changed as you expanded your RE business? I am interested to see which financial institutions are more beneficial to small start up RE investors vs the large RE investors.

Hi BP,

So, like many of you, I have a thousand thoughts running through my head about the next best places to buy in the Midwest.  Has anyone had any luck in Dekalb, IL (around Northern Illinois University)? If not, how have your experiences been renting to college students/young professionals in general? (buy/hold)

Any feedback/thoughts would be great.
