Again, thanks for all of the immediate feedback.  Before getting in contact with a RE attorney, I wanted to hear from the community. I had no intentions of attacking this without a professional, I just wanted to get an idea of what I would be up against.

I hope all is going well for everyone.  

I came across a situation and thought I'd use my favorite source for direction:

The owner of the house passed away over 15 years ago and name was on title/mortgage.  The surviving spouse simply paid off mortgage overtime (deceased spouse name remained on mortgage) The mortgage is now paid off but the surviving  spouse wants to pull a line of credit from the house to do repairs.  What will be the issues for the spouse, who never officially put name on deed/title, to get a equity line of credit from house?

Hi BP,

I have a tenant in a property in Baltimore who is complaining about the storm doors.  My property manager said that they are not as bad as the tenant is making them out to be.  He mentioned that I could remove them, replace them, or leave them as is? Is it normal to have storm doors in rental townhouses in Baltimore? The doors are worn.  What are your thoughts?

@Ashley Holden..yes! You have to find the right lenders. The bigger banks tend not to do anything under 50k...or even 100k. My advice would be to ask the smaller banks in the area.   Message me if you want contact.
