I have not invested In my first property yet. but this for sure made me scared of renting to section 8. At least on any of my first properties. I do not know the legalities behind this, but man is this frustrating.

@Aaron Mazzrillo is right, reading the forums and interacting will help. and it will spark ideas and questions that you did not think about

I also just posted this on someone else's forum.

Read the bigger pockets beginner guide. You learn a lot, and it teaches you quicker about the general information behind REI, than a book would. Then follow the steps. What I am doing, is clicking on any of the article links in the guide that I find interesting, and saving them in a folder for reading later. for instince, if you are interested in buying a duplex, you would click the articles talking about duplex, read or save for later. and just keep educating yourself on that subject. The Guide will tell you what you need to get started.

I personally would rather do a single family and rent rooms than a duplex. but that is just because when I am going to school my rent will be getting paid for, and I plan to have my tenants either cover my rent or provide extra cashflow so I can build a 6th month cushion and save for future investments. I am also looking in the austin area @Diego Corzo . So I am looking for either 3/2 or a triplex or higher.

The only time that I have seen or heard about termination of a lease or termination of a bill plan being approved by a soldier's leadership, is when you have to deploy or change duty stations etc. But even then, usually you would need supporting documents such as an LEAVE FORM (DA FORM 31 for Army), Orders, etc. And I doubt that negates any outstanding debt. This person seems to be highly confused. He probably had a buddy that said something like, "yea bro, join the army and all your debts are cleared and you can get out of paying rent". But they are highly mistaken, I know numerous people that were not allowed to get certain jobs, or join special units due to debt that is considered a security issue.
When I left Korea I had to terminate my plan with a Korean phone company, but guess who had to pay the other $400 for my sweet new iphone. Yours truly.

Greg seems very knowledgeable. Debt is debt, the military doesn't like it, and you can get denied security clearances due to that as well.

So what your saying Scott Seaman is that if it is one big building with multiple units, it is ok, but not if it is separate units on a lot?
