What strategy are you looking at? Buy and hold? Flips? Wholesaling? The answer to those questions is going to help determine your strategy.

@Adrien C., very interesting 'inside look' at a deal. Thanks for sharing! I also think you made the right decision to close. Charity is great, but I think this potential buyer would be in over his head anyway, and it'd probably fall apart in the end, even if he DID manage to actually close.

Man, what a great discussion! I pretty much agree with everything that's been said so far. I think NWI is a great area to invest in, and will continue to be so for quite a while. 

My biggest concern is Illinois (and Chicago). Illinois has been running without a budget now for over half a year, with no end in sight. They cannot even come up with a budget, let alone a balanced one, despite having the 2nd highest property taxes in the country. Chicago has massive budget issues as well, despite having very high taxes, and runs unsustainable deficits every year. 

My nightmare is that it's all going to fall apart someday soon, all the jobs will leave the area, and we'll be faced with something that looks like Detroit in our back yard. Anybody have any thoughts on that?

I've been on here for about a month, doing my research and learning as much as I can. I'm getting closer to pulling the trigger, and figure it's probably time to talk to a lawyer to make sure I'm doing everything legal, and not setting myself up for any big surprises come tax time.

Does anybody here have any recommendations on a good local REI-focused attorney and accountant in Lake County, IN?

I'm late to the party, but welcome to BP @Tim Walach! Always nice to see someone else from Da Region here. Are you primarily looking at both Lake and Porter county, or somewhere else? I live in Lake, and don't know much about Porter. I'd be happy to 'swap info' about neighborhoods.
