No one else has said this yet, so I will: Your house isn't worth $3 Million. It's not. End of story. If it is, you'd be able to sell it for $3 Million. Give the gentleman back his money and go find yourself a better offer if you can.

Bumping old threads is annoying. Bumping threads not so old because the OP believes that someone should have responded to their question in a more timely fashion, as if they are owed a response, is even more annoying.

Responding to a very old thread, bring it back to the top after years of dormancy, is, at least in my opinion, a result of the subpar search function. I use a number of boards, and some have great search functions (search by title only, within a date range, etc.).

God forbid you do a search for something like "wholesaling" here. You'll inevitably get a first page of results that are at least three years old, and I can understand how someone new here sees a search return that is relevant to what they are looking for and thus will add to the discussion. Bringing it back to the top. I have no doubt that this is the cause of many old threads coming back.

Yes, you can choose to show recent returns first, but that then seems to show more irrelevant returns that are nothing but recent. I love the site, but search is absolutely awful, making it just as annoying when someone scolds someone new for not having done a search first.

I think someone already pointed this out, but I think the term "active comp" is incorrect use. I would think that you should either be using "recent comp" or "active listing." In your context, saying that "comps. . .listed right now," I take it that you mean active listings. Which are not comps at all.

A REO that I had watched over the past year finally just closed. It was, for the past year, an "active listing" at $109,000 - $139,000. It is now, having closed, a "recent comp,". . .at $60,900. Big difference, obviously.

Two things: #1: Is it illegal? Washington State is a medical marijuana state. Does she have her medical card? If so, then there is nothing illegal about it.

But on the subject of illegality, you entered the property with no notice, without an emergency being present? Without her being present? I'm willing to bet that is a clear violation of Landlord-Tenant law in Washington State.

I'd definitely say write to them about it. Any chance your accounts were hacked into by anyone else? Also, it seems to me that they've been cleaning ship lately, with more changes in the past few months than in years previous, so if you were doing something that violated their terms, like posting to many different cities, maybe they just caught onto you?

The solution is to follow their TOS. Their website, their rules. Don't like it? Tough luck.

Being able to make a list of the forums I read is great. I thought the old layout was too cluttered and required too much sifting to find the places I was trying to get.
