Does anyone know if there is a "most viewed subdivisions" in the N.VA area? I was on the NVAR and the deepest drilling I can find is DOM by zip code which doesn't give me what Bobby is suggesting.

I always consider how long it will sit because I don't like my money sitting on the street but I never thought about using DOM as my focus of where to invest. Now that you mentioned it I am interested. Thanks.

I have never used a 203K but I thought I read somewhere that the 203K can not be used by investors. I'm sure someone else here on BP can answer this more clearly.

oh, try to have your drywaller also do the painting. It will save you alot of headaches with finger pointing, delays and $!

Remeber that your sqft costs will fluctate with the number of sheets, difficulty of installation, location of project and level of finish needed.ie

  1. Number of Sheets - 10pcs of 4'x12'x1/2" sheets in a basement bedroom are far different from adding 100pcs for an addition.
  2. Difficulty - having to install and finish drywall in a 2 story great room around exposed timbers with numerous ceiling cans is much more difficult than installing and finishing on a flat ceiling that's 8' high.
  3. Location - if you typically do rehabs in a city/subsurb then bringing your crew to do drywall installation thats in a rural area it will cost you more for distance. Good luck runnign to the box store from a mountain location becauwse you'll lose 1-2hrs in travel etc.
  4. Level of finish - Fire taping (level 1) in a garage is less than ready for flat paint (level 3) or semigloss walls (level 4) or wall paper (level 5) or various knock down finishes (what I think some are calling texture).
  5. one more is point up. If you pay someone $15 a sheet to hang and finish they usually want $1 to come back after primer for point up.

Paying $16 to hang and finsh a 12'pc in the DC area (labor only) is cheap and you"ll get what you pay for. Pay $18-$20 to hang and finish a 12'pc (labor only) and you should have less headaches with nice straight lines and a timely completed job.

as @Jon Klaus suggested; lexans a good choice. You can get it thick enough so its hard to break and then use security screws to help fasten it to the frame.

In the DC metro I notice more properties are painting the plywood black and then painting the window grills over the black so it gives a false sense of a window.

In either instance use a countersinking head with your security screw. Some security screw types we use are Torx pinhead, phillips pinhead and Snake eyes. Torx pinhead can be found at your local box stores so, the matching bits are more available which; could negate their purpose. However, most theives won't take the time needed to figure out why their screwdrivers can't remove them.
