@Larry T. Thanks for the info! So I guess the next question is, "Where are the best places to apply for a HELOC?" Should I get an appraisal now, or will the "Lender" order one?

Hello all!

At the point where we'd like to get a 4th property. I have about @150k equity in my first house, and was thinking about taking out a HELOC or Home Equity Loan to put down on a new place (if the numbers produce positive cash flow, of course). Still have to get that place appraised as well.

Any advice out there on if or how I should go about this?  In San Diego, so any new investments will be out of state probably, so there's that.  Been talking with @Memphis Invest about purchasing out there.

Hello all!

Just passed my salesperson's exam, and I am looking for the best possible company to start my business with.  I have a full-time job for now, so I would need someone who would be okay with me working mostly on weekends, or even in the afternoons for the near future.  The plan is to transfer to RE full-time once I believe I can support myself (~$60k/yr, which should be fairly easy in SD).

Also, I'd obviously want someone who is fair with the commission split, and most importantly, can coach me to become a great agent!  I already have a MBA, PMP, and RMP, and plan on acquiring as many RE certifications as possible.  I also have a ~2500-person SOI here in SD, so I believe I can be very valuable to a good broker.

Any tips or recommendations?  Thanks!

Thanks, Sue.  I'd be promoting myself as an agent (and therefore listings).  I'll also be pursuing my appraisal license in case things ever get slow to produce income.

I am willing to help anyone in SD County, but I'm looking to focus primarily on the local area, east of San Diego.

I have a relatively large SOI due to community involvement in the past, probably about 1500 friends and associates who I've personally worked alongside in the past, so I'd really like to tap into that.

I am the owner of 3 SFRs in San Diego (buy and hold strategy) and I am looking to buy my 4th property ASAP.  Unfortunately, it looks like I just missed with prices over the last few months and everything within my budget (~$250k) here in San Diego is all bought up aside from fixer-uppers, which I don't have the money to put into.

So now I am asking everyone out there (preferably still within driving distance, but whatever) WHERE is the best place to invest right now in SFRs using a buy and hold strategy?

Anyone have any thoughts on this or links to some research?

Hey all!

I am about to buy another property here in San Diego. I currently have 3 SFRs (including my primary) and I am taking equity out of one of them (~$60k) to put down on the new place. Right now, my plan is to stick with another SFR, but I've seen many more condos for sale below my budget in nice areas of town that seem to be collecting some nice rents.

I wanted to see what you all thought about getting a condo rather than another SFR.

Honestly, I haven't gotten that far, but I hope it would be both.

Here in San Diego, however, I entertain anything that I can at least break even regarding cash flow. I know that's not ideal, but my plan is very long-term, and equity and appreciation have done very well by me and many of my associates in the past.

Would you agree with that?

As @Christopher Covell said, the pickings are pretty slim in SD, and I've been doing very well with my SFRs so far. I've also always been very apprehensive about the possibility of n'er-do-wells that 4-plexes seem to attract.

I've always strived to be the type of landlord that helps the community improve by attracting the best possible tenants, paying extra for quality of living and keeping great curb appeal by paying for good landscapers, etcetera. It's always helped me get higher-paying tenants, which I have great relationships with.

So after considering all the pros and cons from you all, I think I'm going to stick with what's working for now.
