Hey,

I am an investor in Bormingham, Alabama. Does anyone know of a good reputable property management company in the Birmingham area? I am with one that is pathetic to say the least- I can't get them on phone, no return phone or emails. I am ready to cut off this relationship ( lol - disappointed customer☺).

Any recommendations will be greatly appreciated! Thank you in advance!

Hey BP,

I am an investor and I self manage one of my properties. I have had a tenant in it for 4 years. It's vacant and so I am presently looking get a good tenant. I actually have alot of inquiries, thanks to FB. I just need to do the history and screenings. Question is what the best site you have used for those that self manage? Much appreciated!

@Brenda Moulton am not in Houston though my 2 bros are☺. However I just had a roof replaced in Al. I had a contractor in mind that quoted a fairly decent price but decided to use homeadvisor to compare rates. The reviews helped. I was able to get a better deal - the work was done well. I was glad I shopped around and had them bid for the work.

Thanks for your post. You pointed great lessons learnt not just for you but will be beneficial for the newbies. It can only get better moving forward. I just got rid of a second bad investment home with some drainage issues. I am smarter - unfortunately its in hind sight. Best wishes

Hey BP  family,

Please assist. I have an investment property I am looking to put on the market.  Its market value is in the $50- 60K range.  The realtor I have selected charges a $6000 flat fee for any properties under $100,000.  I am thinking this is too high.  I know 6% is standard, less if one can negotiate. What do you all think is this typical for some realtors? I will appreciate input.  Thanks

Hey  BP, 

I have a property under property management.  Its been 3 months going 4 months on the market  and where as I understand the market may be slow this time of the year I am not sure if enough is being done by my company to market it besides it being on postlets. I am alittle concerned because its not getting enough traffic, no feedback from the visits, price has been reduced to in an attempt to raise interest.  What should I expect of my property mgt company? Also is this the new wave ... sending potential clients out to the property with a passcode to the securty lock and letting them tour the property on their own? This one was new to me ... any other companies doing this? Also I popped in at the property over the weekend and found afew items _(trashy) not supposed to be in the property especially during showings. None of these were there when I handed the home over to be marketed.  Disturbing!  How do I know when it is time to find another company? Or am I getting hasty? Any one know of good property management companies in the Birmingham areas?  Any input / assistance will be greatly appreciated.  Thanks
