Is there a investor friendly Closing agent out there on Bigger Pockets? Or does anyone know of any in the Atlanta area? Thank you!

@Wesam Berjaoui I currently have an absentee owner list. I was hesitant about using it because the homes appeared to be very nice. I guess I was intimidated by it because I don't believe the sellers would be too motivated. I think I may use it and maybe I can find 1-2 motivated sellers on it.

I am looking for advice on marketing lists. I am planning on sending out yellow letters; but I really do not have an idea of what type of list to search for. Should I send to absentee owners? What about pre foreclosures or code violations? Please help with which has the best results typically. Thank you!

I see different types of signs placed around Atlanta, not necessarily real estate; but all types of businesses and they seem to never be taken down. I also speak to a few wholesalers that tell me that they have had success with signs. I wanted to get the opinion of investors here to see basically if they have had any problems in the Atlanta market with code enforcement. I appreciate the quick responses thus far.

Has anyone experienced any problems with code enforcement when placing bandit signs in Atlanta? Have there been any success with them? I have used different forms of marketing; but have contemplated bandit signs but have not due to obvious reasons. Any feedback would be great. Please and thanks :)
