Post: No Realtor involved?

Just a quick newbie question for you guys. Since I am essentially agreeing to purchase the sellers house, (though I am just going to assign the contract or double close) doesn't a Realtor have to be involved? Isn't that what they exist for? Or is that just part of the closing process, which I still need to research.

In the case one is supposed to involved, who needs to find one the wholesaler or the end buyer?

Hi,

Right now I am going through the design phase for my wholesale business. I am trying to construct a website and a postcard, with the help of my friend who a graphic designer. But I face two dilemmas that I hope the BP community can help me address.

The first is picking a name for my company/website. I have had a working name for a little while (NovaRealty), but I am unsure if I want to use that name going forward. There is also the issue that I do not have a LLC set up yet, so legally I could not do business under that name (could I?).

The other is the desgin of the website and postcards themselves. The Website question can be answered by doing research of other wholesaling websites and just noting the similarities. The postcard is tougher, would anyone be willing to share thier thoughts on the design of thier Direct Mail postcard?

Does anyone else have another technique they use to epithet pre screen, or save time while dealing with a job and wholesaling?

Hi there, I am a newer member here to Biggerpockets and I am doing a lot of research into Wholesaling. I am new to RE investing in general, but lack the $$ to really get started in buy and hold. I am looking at getting into Wholesaling because I think I can get in for the price I can afford to pay to get started. That being said besides my cash resources I have bigger questions about my time.

Currently I work a full time job that I can't leave to pursue this venture, especially with no guarantee of success. So the primary disadvantage of trying to work and wholesale at the same time is that I can't man my phone at all hours of the day. My solution is to use a voicemail box setup through Google voice.

I would like to have it set so that it gives my greeting basically saying that I will get back to them as fast as I can if they leave me their name, number, and reason they are calling. I figure this will also allow me to screen out the people that just want off of my advertising list.

Does anyone have some input as to how well this works? Do you have experience with it? What are the pros/cons?

Thank you everyone for your replies to my question.

The gist of what I am seeing is:

For the quantitative: Crime rates, educational systems, organized crime, and low income vs. mid incomes.

For the qualitative: Take a walk around, how do you feel, what do you see? Do you feel ok/safe?

Does that sound about right? I see the value in both points, though I am more quantitatively driven myself.

@Rick Baggenstoss That map looks really promising for my future plans, thank you so much for finding it.

I ask this question trying to get an idea of where to concentrate my wholesaling advertising. I would like to focus on areas that I know investors want to invest in and that generally leaves out the "warzones". Thank you to all the contributors for helping me define waht that is.

I am trying to determine what a good area for me to start marketing to for my market (Charlotte, NC). But I think it would be best, since I am just trying to get started, to avoid the so called "warzones". But what makes an area a Warzone? How do you decide whether a location is in one? What qualifiers do you use? Where do you get your data and how far back do you go?

@Ben Leybovich I do not have an actionable business plan in the traditional sense, I am still trying to fill in gaps in my knowledge. I understand the idea of wholesaling, the techniques to close, marketing, and finding/building buyers lists. But one of the major components I am missing is the stuff that happens between finding a motivated buyer and getting to close. I am not very knowledgeable on the contracts involved, or even what ones I would need. I expect it to be semi- circumstantial to the deal, but there must be a general guideline to follow.

@William H. Actually I am fairly handy, I know how things go together and before this I paid for my college education through my own Yard Work business. If I find a mentor I expect I may be able to broker those services at a minimum in exchange for some tips, but you never know. Do you have any suggestions?

I found the Metrolina REIA which will be meeting November 21st, I will be there. I also found another that meets much sooner, but they want a $20 charge to enter, it also sounds like they are selling a bunch of stuff. Do you think that one is worth my time and money?

Hello there, my name is Steffan Daus and I am ready to begin making steps towards a future in real estate investing. I have lived in the Charlotte area for 10 years now, I finished high school here and graduated from UNCC with a degree in Business Management. Right now I work full time with a 3rd party logistics broker, and I am not exactly enjoying my new job. I have determined that after paying my own way through college by owning and running a lawn care/handy man company that I like working for myself.

While at work I often listen to the Bigger Pockets podcast, it has given me a lot of inspiration and knowledge of this world. Ultimately I would like to get involved with buy and hold to generate a passive income that would allow me to maximize my time to do what I like, but I would like to get started with wholesaling because I think it would be a great way to get started and learning whose who and how to structure deals on both sides of the table. I know that this will all take a lot of hard work, but I am no stranger to hard work. I'm ready to get started and get learning. I will have many questions and I hope the BP community can help me find answers, everyone appears knowledgeable and motivated.

Are there any other investors here in the Charlotte area?
