@Jason Butts buy a cashflow note secured by real estate. Make sure it is 1st position recorded. You can always lend it as well to rebbers. Again, make sure you are 1st position. If they default on the note you can foreclosure on the property. So that being said, you also going want to make sure you like the property and location etc.. Do your due diligence!

@Shawn C Steider I am having the same problem. I wanted to do a cash-out refinance and put down on another rental property but the property value/purchase price seems too low to finance. I have a property that is only valued at 70k and balance of 21k.

@Kingsley Edemidiong there are number of ways to benefit from multifamily. You can start out small such as a duplex or a quad. You can go Bigger if you raise private money by syndication. Also, if you have your own money then one way is to invest in someone else's deal passively to learn.

@Charlie MacPherson. The wholesale asignment fee that rehabers pay is basically the marketing the wholesaler has done to find the property! Most rehabers would rather spend their time on the property not marketing. It is a lot of work to find these deals. I know plenty of rehabbers that are happy to pay the assignment fees.

@Brieer Doggett what do you mean by house hacking a multifamily? What is house hacking. Is this new terminology? I have been in real estate for quite a while and not sure what that means.
