@Sandra Pinzon this grey area is probably one of the more exploited ones in Chicago. The garden unit normally is supposed to have no stove to pass the appraisal, but then you can always use it as additional living area. Of course a lot of investors juice their returns by living there full time. I think the real value add will be down the line if you can convert it to a fully legal unit. Then your property value will shoot up quickly.
