Thanks so much for the information!

I know it sounds crazy but I actually enjoy doing that sort of work (which is one of the reasons I am attempting to start this business). It will provide some exercise for me as well. I also thought it would help with perhaps raising the rental price about 50 dollars or so a month. It isn't the easiest yard to maintain and some older people may be intimidated by keeping it up. That will just be one less thing the tenant has to worry about.

With my current lease, the tenant is responsible for yard work.

Thanks for the response. I currently live in a condo (I pay rent) with no yard so it would be entirely business on the property(ies) I own. My plan was to offer lawn/yard care on both properties as part of the lease and just do this myself (I know I can't deduct the labor). Powerwash the decks and siding perhaps 2 times a year, etc.

Good evening. I purchased a home last year. Long story short, there was a divorce and I moved out a short time later. I decided to lease the home out earlier this year (I have sole possession and it is only in my name). I have a pretty good understanding of depreciation but my question is how to deduct tools used for the home. I plan on trying to purchase another home for rental purposes in a year or two. Since this is my first year officially renting my home, could I use Section 179 to deduct the cost of basic tools for maintenance--the tools in question would be trimmer, lawn mower, pressure washer, etc.

Any help would be appreciated!
