Hey all, 

I am looking at homes every weekend and working 60-plus hours a weekin my day job

Thank you guys. This is super helpful and I am definitely warming up to the idea of buying and holding. 

I am having trouble seeing how I can do more than 1 or 2 properties before I would have to wait until I had equity in said properties before I could get loans for more.

I am new to REI and have LOVED the idea of flipping since I was in my 20s (56, now). I am looking to buy my first flip deal. I like it because I love seeing something in distress come back for a second life. It makes neighborhoods better and gives the people who buy them a freshly repaired and awesome home. However, the more I read and listen and talk to people about REI, the more I hear about buying and holding and making money via rentals. And I can see how it accomplishes the same goal, making a distressed property nice again and giving people a great place to live. But it seems like a really long-term way to build wealth. Am I right?

Hey BP,

For ages I have wanted to get into flipping homes. Now, after raising a large family and all that goes with it, I am diving into this. I have some money, but I'm not loaded, and I still work long hours at my day job. I have secured services of a hard money lender and have prequalified with a mortgage broker for conventional loans and HELOCs. 

I am using my 2 to 3 hour commute time to listen to good books on the topic, and every weekend I go look at homes with an agent. My market, Snohomish Count (35-40 miles northeast of Seattle) is pretty tight. I am having trouble finding a good deal, at least one I am confident in. My agent is working with her title company to see if we can find some off-market deals. I am learning so much and, at times get very excited about my future and alternately get overwhelmed. 

If there are any wholesalers in my area who might have some properties you think we can both make money on, I'm all ears. And if anyone has some insight or advice, I'm all ears for you too. 

Wow, what a great thing for me to read today. You are living my dream. I hope to be able to go into REI full time in the near future, but I'm a newbie with a steep learning curve in frint of me. Congrats.

I'm hoping to get to know more investors in my area. My business name is North Star Homes and, let me get this out of the way, I'm a newbie. My primary interest at the moment is flipping homes between Monroe and Everett, Washington. However, in time I hope to branch out into rentals in Western Washington and other states.

So much to learn. I am still working a day job and working with an agent trying to find a distressed property that I can make money on. I welcome any contractor referrals, as well as any advice or conversation from other investors.

Hi Scott,

Congrats on the flip. I am just about to get my feet wet on my second investment, first flip. Scary. We live 45 minutes north of Seattle in Snohomish County, WA. Market here is pretty hot. Very little inventory. In another life I worked in construction and it helps a little with envisioning what's possible and gives me an idea how to get there, but I am trying to work out what remodel tasks cost so I can breakdown values for a (hopefully) realistic rehab budget. 

It's a mixture of excitement and fear as I step out.
