@JaquettaTRagland Thank you for your response.  I am currently looking for cash flowing properties in the Charlotte area, Gastonia, Concord, Kannapolis, however, I have also looked at Greensboro, and High Point, as well as Durham and Raleigh.  Would you recommend any of the cities over the others based on cash flow? I wouldn't mind connecting to discuss further.

@ChinyereOrie thank you for your response, I am moving forward with a PM, however, I could use some advice on the questions to ask.  So far I have the following: As an owner what decisions do I make, What is the Expected Communication turn-around time, Size of company, Platform for rent collection, How do you handle Day-to-Day repairs/Maintenance, How and Where do you market properties, How often do you inspect with pictures etc, How long are rentals sitting, How long to get the property ready, How do you, screen tenants, What does the actual agreement look like?

Please feel free to share any other questions I should be asking or not asking?

@LoganHartle Thank you for your response.  I really liked your Pros and Cons considerations.  I just listened to a podcast about the PM's handling everything and keeping the property owner "invisible" seems to make a lot more sense.  What areas of Charlotte are you in?

@TerrellGarren Thank you for the response, I have some family in the area and thought they could take care of the PM duties.  As I read more responses, I can probably use my family to complete some minor work around the property as a "handyman", however, I believe the smart, less stressful thing to do would be to find a PM.

Hello BP Team,

I'm an out of state investor looking to purchase a cash flowing property in the Charlotte area within the next month. My question is: do I really need a property manager for my first rental property?

@Matthew Rolf Hi Matthew, I've been looking at zillow for SFH for sale and rent in the Woodlands and surrounding areas. I noticed there are a number of SFH 3/2 1400sq, under $1500 for rent. The rentals are sitting for over 30 days, any insight into this?
