Hey Hassan, I wholesale properties in northeast Ohio.  DM, text or call me any time. Always happy to network! I agree with you, the rising prices in all areas around town it's nearly impossible to find something with good equity capture on the market.

Those are great neighborhoods, I would say B to B+. The typical parma 3/1 bungalow with some exceptions, because there are parts of parma that are better than others, will rent for 1000/month or more.  Brooklyn bungalow is probably pretty close 975 to 1000.  The nicer areas of parma, particularly south are mainly 50-60s ranches and splits that will rent for much more. 1250-1500/ month.  The best place to get market rents is craigslist actually if you don't have mls access. Just use the map option instead of the list and its pretty easy to search what people are asking for. That will give you a pretty good idea of where to start.

I'm not all that familiar with akron but those are large general areas.  What neighborhoods on the west side?

I would be happy to help you out. What areas are you looking at?

First thing is not to look at your situation and let it deter you from trying. Everything described in you post is what's stopping you. Think about what can propel you. @Joshua Dorkin and @Brandon Turner say it all the time. "How can I?" How can I get this done. Start with what you have. Desire? Drive? A why? Time? Be an asset to someone who maybe has the money but doesn't have any time. If you can provide value in any way that's worth something. Call every FSBO on Craigslist, get a meeting with the seller and negotiate a good deal someone else will want. Get a second job working for an investor, show you have value. BP has countless articles with actionable steps to starting your investing career. Just start taking those steps...

You're right, Short sale is prior to foreclosure. You will probably have to talk to several people before you get to the right person any how depending on the size of the bank. Just ask for the person who handles their foreclosure sales and what info you're looking for. Some banks even have lists of their foreclosed houses on their website. Don't worry about what you sound like, taking the plunge and getting over the fear of sounding inexperienced is your first step. Chances are they already have a price set so it doesn't matter if you are new or not. Just make sure you pay what makes sense, doesn't matter what any seller is asking. Good luck!
