Amazing stuff. This is the info I was looking for. Appreciate  everyone who has gone down this route providing the nuanced details on operation costs.

Still not sure if the online sales are probably fishy, how do I break into the space?

@terrell - good point! I definitely don’t need a job I have a full time one already but was looking at options to diversify and expand. I have a few long term rentals I bought years ago but then life happened and I didn’t dig more into it. 

With the housing market currently going through the roof, I want to explore alternate investments.

Thanks Adam. That’s great insight. That is my biggest concern. The deals seem too good to be true..so what am I missing? 

Question: how do you get an inside track on such sales..you know like in traditional real estate if you have the right contacts you know of properties off market before they are listed..how does it work for laundromats? 
Since you are invested in the Bay Area - how did you scout for the right deals? Especially since it seems you are based in Chicago?

And you said you are building a third one - as in from scratch? Like finding a location, buying equipment etc…

Hi Alecia, 

That’s exactly what I was looking for in this community. Someone who has done this successfully who can provide some pointers on how to get started and major pitfalls.

I see several laundromats in driving distance of where I live up for sale. The goal would be to start with something that I can supervise in person on a regular basis.

If anyone has any recommended reading around this that would be great too.

I am interested in investing in a coin or card operated laundry but have some very basic questions:

- What are the reliable resources to find available businesses? Google comes up with loop.net and bizbuysell.com. 

- Are there any how-to guides on BiggerPockets that I should read?

I live in the San Francisco Bay Area so if anyone around here already does this I would love to have a 1:1 chat.

Just chanced upon this list. What are people's thoughts on #42 - Detroit - Warren - Dearborn, MI? I know Dan Gilbert is making a huge push at Quicken Loans to revitalize Detroit downtown but that is only one major data point I have.

Hi, 

If you are a relatively new investor and flipped your first property, I would love to pick your brain for 30 minutes on a phone call. How did you go about building your team? What challenges did you face? 

If there is an existing post around this please do point me to it...honestly a bit overwhelmed with the information here.

Hi Jo-Ann,

Thanks for your response. I am actually located much further north in San Francisco. I imagine being a bit more local, as far as clubs/meetups go, than Irvine (I imagine, considering the commute, my radius would be between Tiburon and San Jose. Out up to San Ramon in the East.).

Hi, I am Noopur. Super excited to have discovered Biggerpockets! I am a product manager in San Francisco. 5 years ago a friend helped me buy two investment properties ( which are currently rented) near Austin, TX. I was super naive then and didnt quite do my math or any real due diligence. Luckily, the math was alright and the properties are cash-flow positive. Fast forward to 2017 and I am seriously considering a more comprehensive real estate portfolio specifically around house flipping. I have been doing a lot of reading so far - books, forums, blogs and I have a LOT of questions :) Hoping this awesome community can help me kick start my efforts. Not sure what I can give back at this time being so new but am looking to give back as I build my knowledge.

My primary short term goal is to generate additional cash flow to pay down my primary residence. 

What I would love help with:

  • I have been scouring the biggerpockets website and forums but would greatly appreciate any other recommendations - books, blogs etc
  • Any local real estate investing clubs that the members here find very useful
  • Any pointers on how I can better understand REOs
  • Recommendations for real estate attorneys
  • Any other tips for a newbie?

I am in the process of flushing out my goals and strategies. One of my big open questions right now is what market to pick. I am just getting started on my research but I suspect the Bay Area market may not be conducive to flipping right now.  My second option is of course, Austin, TX but given I would like to get into flipping and not just buy and hold I am not sure picking a remote market would make sense. Thoughts?
