Thanks for the responses.  Our strategy is just wholesaling these, but what I'm pulling from your responses is that unless they are deeply discounted single family rentals are difficult to cash flow - if these were multiple unit properties there would be more opportunities to invest in these specific leads.

Our direct mail campaign has been getting us a lot of return calls for mint condition absentee out-of-state owned single-family properties that are at / close to what the ARV is. Even if we could get these properties at a discount the cash on cash return would be annual single digits after expenses. These properties also all have 30%+ equity. Is there a market for investors with this? Would investors lay out $100,000 - $250,000 cash for these small margins? Can these be wholesaled?
