Post: 3/3 lenders have no idea about FHA loans

Today I reached out to 3 different lenders in Northern Idaho about FHA loans for small multifamily properties (2-4 units).

Each lender gave me a different answer about the terms of the loan such as required down payments, max loan amounts, and a few other things.

Was hoping to find a lender that has experience working with FHA loans in multifamily, ideally in Norther Idaho (Coeur D'Alene). Does anyone have any names that come to mind? Thanks for any help'

Looking to get in touch with small operations in Indiana that focus on rehabbing multifamily. It’s been surprisingly hard to find anyone doing that here so figured it’d be good to look on BP!

I'm really interested in creating equity in multifamily via improvements on 4 units and up. I'm a young gun looking to get my feet wet in that sector of REI. Was wondering if anyone on this forum does that kind of thing or knows anyone who does in the Indy area, would love to chat about it!

If it starts out with negative cashflow and you plan on moving in which will lower the cashflow even more, your pockets will be hurting. I would look around more and find a property that cashflows right away. Especially if you plan on moving into it. If it doesn’t make sense financially then it probably doesn’t make sense to buy!

@Jacob Fussell It just depends how you do it, there are a ton of ways to justify wholesaling if done properly

I'm looking to buy my first rental property near the Butler University campus and wanted to know what the rents are in that area so that I have an idea of what to look for. Feel free to message me if you own or know someone that might in that area.
