Hello @Nolan Mccloud! In my opinion, it is incredibly important to evaluate your life and compare that to how your life would be if you had ventured to each of the types of real estate investing strategies. You should then pick the strategy that fits your ideal life on a granular level. The reason why I am saying this is because everyone's situation is different. Someone with a demanding job that requires a lot of hours will probably benefit the most from investing in turnkey properties in good areas because it will likely keep the day to day work to a minimum. If you can afford to put more hours in, maybe a BRRR would be better for you. I hope that this helps you with your next steps. Good luck with everything.

Yes, thank you! I carry a lot of weight in life but I manage it well. I will always have room for real estate as that has been my life long dream. I want to choose a strategy that I can scale so I can become financially free and pass it down for generations to come.

Make mistakes! Don't be afraid to fall, even on your perfect deal you are going to make mistakes. It is going to season you into the investor you aspire to be one day

Very true! Thank you! I’m a risk taker so that’s not a problem for me. I know my first deal will will be nothing like my last deal.

the best thing you can do is find some local investors to network with. You'll learn much faster by speaking with actual investors, listening to their stories, and getting answers to your questions.

Go to NETWORK at the top of your screen and you can search for other investors and investment groups in your area. You can also check meetup.com or search facebook for real estate investment groups, clubs, or meetings in your area.

Hi, thank you so much for your information. I’m new to the BP website but I listen to all of their podcasts. Finally ready to pull the trigger on my first property. I will look into local investors, I’m sure they can help. Thanks!

Hello, my name is Nolan McCloud. I have always had the dream to get into Realestate. Not sure if I want to fix and flip or brrr but I am ready to pull the trigger on my first property. I am confident but I would like a little help and guidance to save me from making mistakes.

What kind of help and guidance are you looking for? I'm down the road in Topeka. Feel free to PM me and I can get you my cell number.

Hi, thank you for reaching out. I’m looking more towards mentoring. Someone I can call and ask a few questions to make sure I’m going the right direction. Maybe some help with “is this a good house” or how to vet a good priced contractor. I have a little experience as I’m in a live and flip right now. I’ve had 2 contractors so far and I know I don’t want to use either one for my first project.
