As a police officer I am frequently called to these situations. Unless there is unreasonable stomping around in the middle of the night I do nothing more than tell the upstairs neighbor that there was complaint. I inform the downstairs neighbors that noise from the upstairs unit is par for the course in apartment living, it’s not a police issue. If they want peace and quiet they need to move to a house, simple as that.

I don’t know the answer to your question but have you looked into a tankless water heater? I hear they are more efficient and less maintenance than a standard water heater.

Since it’s under 5 units it will be valued based on comparable sales. Take a look at what similar properties have sold for in the neighborhood and you’ll have an idea if it’s a reasonable price or not. And keep in mind that just because it’s priced in line with comps doesn’t mean it’s a good investment and will make you any money!

Hey Central AZ investors! I’ve been hearing about phoenixmart and it sounds promising, however I read that a concrete company recently got a million dollar lien against them. Does anyone have any more info? I’ve considered buying rentals in casa grande because the prospect that phoenixmart May bring in thousands of jobs. Any thoughts? Is phoenixmart a pipe dream?

If you feel your safety is imperiled then go apply for a restraining order at the courthouse. Most judges rubber stamp them. He'll be out in a day! I'm sure you could articulate how his behavior has you worried for your own well being, good luck!

Restraining order. As long as your family member can articulate to a judge why these people are a threat to their safety the judge will probably grant it.

Its not your landlords fault, seems like its your fault. You didn't call the gas company until after you moved in and you want to blame your landlord? You should have started making arrangements from the time you signed the lease. I don't think you'll win this one, is this the hill you want to die on?

I found a seller who may want to sell my their rental property. They bought it 11 years ago for 87k and I want to buy it for 75k. Will the seller have any tax benefits from this sale? TIA

If you aren't making money now, and you don't see any appreciation or significant rent increases coming your way, then you might as well sell it and pick a better property.

Unfortunate situation. Do you know the extent of what is soiled in the apartment? Many people pass away in bed, which wouldn’t warrant new flooring. If she did pass away on the carpet and was only there a few days the carpets would probably just need to be cleaned, if she was there a few weeks it might need replacing. Without the gritty details I wouldn’t jump to conclusions that it will cost that much. I would reach out to the son and offer condolences, then ask how he would like to proceed with his mother’s belonging and clean up. I’d be surprised if this cost a lot of money
