First time long term rental landlord here and I’m curious...If the last day to pay rent “on time” is the 7th of the month but tenant says “Rent is in the mail tomorrow.” What does a seasoned landlord do? And for clarification, we are owner-occupiers moving into their unit and these tenants are out 2/2/21. I just have a gut feeling they are taking advantage of the situation ( rent moratorium, new landlord etc). Am I being too harsh?

I’ve seen that Airbnb is doing scheduled messages as well but I’m curious how they compare to Smartbnb. We used Pricelabs for a few months and then Covid hit and we haven’t gone back but I’m considering picking it up again as I’m sure they’ve smoothed that out by now.

@Caleb Webster Hi Caleb and thank you for your response. Yes this would be specifically for the purpose of Owner occupied using an FHA loan. So do all lenders honor the FHA 3.5% if it's owner occupied?

Hi, I’m hoping a Lender or anyone with this knowledge can chime in. My wife and I are looking to buy a (2-4) small multi family unit property here in the Portland, Or metro area. This would be an owner occupied property. My current lender just explained to me that it’s 25% down minimum for this type of property whether it’s Owner occupied or not. Is this Lender specific? Or does she just have incorrect

Even though laws and regulations will change and Hotels have deep pockets and a loud voice to encourage restrictions on STRs, I think they are here to stay. I still see listings in cities with strict regulations or bans so my take is that it doesn't matter. Hosts are going to list their property whether it's legal or not. As long as Airbnb and other STR platforms protect their privacy, what can they do about it?!

On another note, as a STR host, I've recently become a big proponent of furnished rentals for 30-90 days. In fact, in the winter I make more than going short term because everyday is filled. There's always other opportunities when others get shut down, we've just got keep moving and keep our eyes and minds open to them.

I have been in the same career for my entire adult life and am looking for a change. For the past couple of years I’ve been interested in getting my license and becoming real estate agent as owning a couple of rental properties has intrigued me to learn more about real estate.

I am hoping to get a few words of advice from agents who successfully transitioned from a non sales career into a real estate agent and if they jumped in head first or eased out of their previous profession and started part-time.

Additionally, what are the one or two things that contributed to your success as an agent?
