On my electrical contractors forum we have some video of a couple thieves plus footage of the arrest. It's hilarious. We also have a disastrous not so funny one that resulted in the death of the thief. He got into a transformer and was burned to death.
Leak in the main from meter to units. Look for wet ground and call a plumber that is capable of this kind of work. You tripled the usage you have a leak.

I would second the cost is greatly local. I also need to ask. Are you going to gut it and start over? I know nothing of the area but from the condition of this house I assume low rent rental. For something like this for me cost to gut - dumpster cost plus three or four day labor types. Now the good part. Reassembly. That can cost 40$ -120$ a square foot. Depends on what you do and how cheap/reliable/good your crew is. Good luck. I hope you get a reputable contractor.

If I want a new CPA - mines retiring in 2014 - what do I need to look for? I have asked him to recommend someone as I do not have a rental yet. Other than asking "hey - you work with landlords?" What would be some specific questions to ask. I want a CPA to help guide me in the correct direction to minimize my tax liability. I feel they should know the law better than I ever could. I don't want them to run my business but being helpful helps. Asking "how do you add value to your clients portfolio?" Seems appropriate. Is it the responsibility of the CPA to minimize tax liability? ie Do they have a fiduciary responsibility to do so? I know I am all over the place with this but I hope to get an all over the place response. I will be purchasing my first home - a duplex - in Jan. My current CPA is going to assist.

As an electrical contractor we don't price at a pet square foot.  If we do we will lose money. The last home I wired I figured after the bid it was around 5.50 a square foot. I feel you paid a fair , if not cheap , price.

I do not. I believe the housing/"landlord requirements to be regional in nature.  I have also found that the websites are geared for the end user not the provider/landlord.

Hello.  New to the forum from New Orleans. I currently rent half a double in Arabi. I plan on purchasing this property from my landlord in Jan. We have tentatively agreed on this.  80k purchase price and the front rents for 600. It is also is occupied by a hoarder.
