Short term rentals may be a possibility not that Airbnb is out of the question I have many investors that have bought a condo in Belltown and been booked with Airbnb but they also have a traveling nurse program if you find property next to a hospital. They pay above rental rates and you get a 4-6 month renter usually single and busy. Less turnover and steady pay. Just something to think about. :)

Bigger Pockets have the find an agent that I've been looking at in my own back yard because even though I'm a real estate agent I need a real estate agent that is not just an agent but also a investor because I'm new to investing of course down the line I'll be better suited to use my license for investing but best bet is to use Bigger pocket Find a agent and interview them. Never hurts to check them out, connect and interview many till you feel confident.

I'm looking to understand and educate myself more about how capital gains work. I have a property that I bought almost 5 years ago and I lived in it for 2years but in order to avoid the capital gains I feel I have to sell before my 5 year mark is up. Is there a way I can hold on to the property and claim the 2 year exclusion from capital gains? or must I be forced to sell after the 5 years to avoid the capital gains? I think I saw somewhere you could file every 2 years after and be fine but I don't know enough about it, any tax professionals or seasoned real estate investors have ideas I'd really appreciate the education and knowledge on this as a novice. Thanks in advance for the help.
