Thanks for all these replies; makes sense.

A big part of the reason I'm confused @Carolyn Fuller is that VRBO had me enter the amount of tax I would like them to collect, whereas ABB withheld automatically.  Since I entered 10% into VRBO rather than it prompting me, I have no idea if they are going to send what percentage to whom.  The personnel there don't seem to know either.  I will check with my city officials on this issue as they've likely had experience with VRBO and ABB

Are you talking about the Lodging Tax/TOT (Transit Occupancy Tax) ?

If so, they will automatically submit this for you to the proper agencies.

I assume you're not talking about income tax or other taxes?

Good to know they will automatically submit.  Yes, I'm talking about the Occupancy Tax.

I would not be surprised if this isn't determined state by state. Massachusetts requires that *all* STR platforms collect both city and state STR occupancy taxes and remit them to the state monthly. The state then sends the city portion back to the city. The hosts don't need to do anything. When the law was first implemented, VRBO was behind schedule and for the first month, I had to collect and remit the city & state occupancy taxes for my VRBO bookings. It was a pain in the neck and one of the many reasons I decided to drop my listings from VRBO.

Thank you that is interesting.  Yes, the VRBO is slightly more opaque about the taxes.  I've called both platforms and the personnel don't have any clear answers on how they pay the taxes they've collected for my booking.

Hey @Noelle Debruhl, both VRBO and AirBNB collect the occupancy taxes and submit for us.

Are you currently paying the taxes separately? You might have been double paying the taxes.

I haven't started paying yet.... but my city/county requires that I pay the 20th of every month.  And I don't know if ABB/VRBO submit them in that timeline... or when they do submit the taxes they are collecting on my behalf.

Quote from @Craig Jones:

It varies wildly by state, county and city.  My state has no statewide Lodging/TOT tax.  For the county TOT tax, AirBnB collects and remits it on my behalf.  But for VRBO and direct bookings, I have to collect it and remit it to the county on a quarterly return.

In the county next door, hosts are responsible for collecting and remitting TOT on all bookings, even AirBnB.

How do you collect the tax with your VRBO ?

Does anyone have info on what happens to occupancy taxes collected by AirBnB? They automatically take a 10% charge from the guest for this but it doesn’t go to me. Secondly VRBO does not auto charge tax so I set it to collect 10%. They also do not seem to pass that on to me. In my area I need to pay 3% every month to the city. I had thought the collected tax would pass on to me to disburse but no, so where and when does that get disbursed? I believe in the state of SC I will also owe something like 5% or so at year end (in addition to feds?) curious how this all works with airbnb and VRBO doing collections.

Hi guys, It's my first STR, located in Beaufort, SC and they require a Rental Agreement for the guests. Any suggestions on an easy way to incorporate this into a VRBO or AirBnB booking process? Thanks!

Hi guys, I've bought my first STR home, and in 2 weeks got it furnished, met neighbors, found someone to "emergency manage' and clean as I'll be long distance, now all that's left is my city- required safety inspection and a few more organizational things. Vacasa Guestworks and Evolve have stated their listing process will increase my bookings- Vacasa listing on 30 sites etc. Vacasa Guestworks(partial MGMNT model) says their fee of 12% is almost covered by the fact that THEY will pay the Airbnb host fee Also they will handle the tedious filing of monthly taxes as required by my city/state regulations

I’m not scared at all to handle the online listing and am not keen to pay their 10-12% fee. BUT is it true that I’ll need to list on 30 sites and use certain words to make my listing show up ? Also how much does airbnb charge the host- it’s confusing whether to do the full host option paying airbnb like 15% (?) or the split model where guest pays part of that …

Anyone have specific experience on these two issues?

@Noelle Debruhl The location of your CPA isn't as crucial as their experience with real estate. Many CPAs on this forum have clients and properties across the U.S.

Oh got it! Thanks for this info.
