How do u deal with a deadbeat tenant who's using covid-19 as a cover. Tried talking with him and the money is always coming. Got a property manager company who is doing the eviction they spoke with him suppose to be out end of month I c no movement. I really sick of landlording back of my mind it was not if but when problems would occur. My first year of being a Landlord on a Multi Family. Tenant dies, bank increased monthly payment do to escrow misc calc. I was trying to help on this handyman tenant with discount rent to help around property and got burnt. Family says I told u so. No support aside from property mgmt.

@Patrick Bavaro, Dude I feel ur frustration. I'm in West Palm evicting my handyman tenant who I had fixing up unit after section 8 tenant past away. I was trying to work with him barter/reduced rent to maintain property. Not a good idea. I'm a first year landlord so inexperience came to play or a heard a BP podcast about a stupid tax u have to pay learning the ropes. It a good thing think I had some cash reserves for times like this. I've been told be polite and cordial with the tenant, I've brought on a PM to be a buffer and they have experience with evictions and getting deadbeats to move on. So far he's been responsive to them says moving the end of month Time will tell. I've been talking to a score mentor who was in the real estate bizz. He said he made money but during his time he lost 100 of thousands. This is a long term bizz. Hopefully this helps, ur not alone.

Hi, New to this Real Estate investing still having tuff time finding a good team. Looking in the West Palm Beach area. So far looking for a title company, lawyer, escrow agent for RE investing that handles closings. Not really clear on what they all do?

@Cyle Harris -Thx for sharing what it is like being a real estate investor. I am learning alot being a by and hold investor. From tenant that passed a few months back to handyman that I had fixing up the unit and decided to move in. Hopefully he be out the end of month. Most of the problems is not finding a good (trustworthy, honest) team of people. I as well had to lean on my faith just to deal. Don't repay evil with evil but with good. I will still give folks the benefit of the doubt.

I got up this morning thinking how can I make Landlording easier. This forum is definitely needed for us newbies. What are some of the ways to make collecting rent easier? Thx
