Newark has been the investor's haven for Northern Jersey for years. It's very interesting to see the amount of money being poured into the city from real estate investors. There is still time to capitalize on the city before it becomes overly developed like Jersey City.

You must know sales better than the next person. Top agents only work with listings and they are lead generation and closing machines. Only way to get to their level is to learn sales.

You can wholesale in any market. New York is much more competitive than most marketplaces but it is being done by people!

I second what Greg said, the best comps are on the MLS. The tool for any real estate investor is the MLS. You can either team up with an agent or become an agent yourself.

I've heard only good things about NeedToSkip (https://www.needtoskip.com/). I've also been using TruePeopleSearch (https://www.truepeoplesearch.com/) which is absolutely free and it surprisingly gives accurate numbers most of time.

Every auction has terms and rules that most likely vary from each other. You can start by read the terms and conditions of each property that you look at on these websites. Auction.com (https://www.auction.com/lp/learn-more/) gives information directly on their website.

You can start by doing everything. Go to REI meetup groups, put up some bandit signs, do a direct mail campaign, start calling people, go door knocking, just do something to get yourself out of your comfort zone and start working.

You should call the MLS help-desk and ask them that question directly. Here in NJ you have to be apart of the National Association of Realtors in order to have access to any MLS. You should look at the membership fee as just a cost of doing business as a real estate agent. It's all about the cost of opportunity, if you don't pay and choose not to have MLS access you can possibly be costing yourself thousands of dollars in commission because you don't have the tools to do business.

There are a number of things that you can do for less $30, some are:

1. Start going to REIA (or any real estate investing) meetings in your area and begin to network.

2. Listen more to the people that you meet there and get an idea of what they are looking for.

3. Call every for sale by owner that you find on Zillow and Craigslist and make them offers.

4. Start driving for dollars and skiptracing the owners using TruePeopleSearch (https://www.truepeoplesearch.com/), call them and ask if they would like to sell their property.

5. Read free books from the library and get some free e-books online. Simple Wholesaling (https://www.simplewholesaling.com/our-system/) has a gread one. So does Jay Morrison (http://www.budbrownsville.com/EBOOK.pdf) which is my favorite.

This is a question that you would sit down and ask the agent that you are working with. My suggestion to you is to work alongside ONE agent and tell them what exactly you are looking for so you both can be on the same page.

To answer you question about whether $170k is a good price that agent will help you by doing a CMA on the property before you put in an offer to give you an idea on what the property is currently worth and the values of the similar properties around it.
