Hey BP,

How many of you bought a house using hard money with someone renting it already? If so what was the outcome and strategy used?

I am going the hard money route and want some tips and strategies. Thanks in advance.

I am living rent free at my job, I have 15k to invest. What areas are good to start off in California or surrounding? I have not bought a house working with an agent but all my offers are getting pushed to the back burner. Any advice is welcomed.

Thank you, good suggestion, I was actually looking at west Sacramento the other day and a few deals have emerged. I will keep you guys posted if I find a deal worthy of BP.

Hey all,

I read two different books over these past couple of weeks. One was BRRRR by David Greene and another Financial Freedom by Michael Blank.

BRRR is around single family housing and another is multi family. Which I better in you guys honest opinion? Of course buy and hold both, and what is the difference besides the obvious?

You see this is where I am having some doubts of doing it a traditional way, most banks won’t fund a distressed home or a home in really bad condition, which is what I am after. I am just looking for different options and seeing which one works best. I am also getting myself comfortable with calculating number so I can ask for a hard money loan. It’s taking me a bit of time cause of my day job but I will get there.

I’m looking in to all areas close to me, I feel if it’s closer to me I can look at the process a bit more closely like the rehab. I’m not tied to any area in specific I’m an open minded person. Running the numbers and knowing a deal when it’s presented to me is what I am trying to gain more knowledge on. Currently reading books listening to podcasts and YouTube videos. Also trying to get more active on the forums. Thanks for the advice it’s greatly appreciated!!
