Hey BP my friend wants to help with a rehab flip that cost 15K he said he is willing to put in 10K but he wants a 30% return back on his 10K. 

The ARV for home is 120k

The price I got for home is 80K 

Repairs 15K

My buddy is putting 10K toward repairs 

I'm putting 5k towards repairs

Closing cost 7K

Agent Fee 4.4% 

What can I return my buddy ( He will only do deal if I can give him 30% of his money back)

My name is Noble McKenzie. I'm glad that my partner told me to join bigger pockets. I'm a newbie from Cary NC doing real estate investing. But I do own a duplex in Rochester NY,you can read the story on my profile on how I got that property. I come from a credit repair background long story short I have put over 20K people into homes and it hit me one day I should be doing REI.

My current focus is wholesaling with my partner.

My personal business model is " Problem solver" meaning I'm here to help solve problems for sellers and buyers.

Outside of credit repair and real estate business MAJOR labels hire me to edit music videos for their artist and do PR campaigns with them. I currently have 13 National music video placements (MTV Jams,Bet Jams, MTVu, Revolt, Music Choice, and Apple Music).

Hello again bigger pockets Good News my sister calls me today and says her and her Husband got approved for an FHA Loan for 100K . They both are happy but a little disappointed b/k they wanted to be approve for more home like 250k. So now my sister and her husband want advice. They want to know should they do a lease to purchase option or just take that 100K FHA and try to get a duplex with it? I told them I don't know so that's why I am here to give my sis some advice. They are located in Raleigh-Durham NC.

Hello all I have a wholesale deal and need some advice

My seller does not want to work with a REA in selling his property but will allow a buyers agent to get involved.

What will the process be like if a buyers agent gets involved since I just have under contract and I can assign to a buyer?
