I don’t even have properties yet as I’m new to this but was thinking to purchase this to analyze deals, write up potential deals I have to show lenders for financing, and the marketing campaigns so that way I can create leads. Would that be a good idea or a waste of my time and money?

Anybody on here use realeflow? If so any opinions? I like all the tools they have just don’t know if they work well you know so any insight would be great! Also if this isn’t a good software then what are some other good ones???

Hello, I’m new to REI and I have found a property near a college campus 7 minutes away or so. It is a 16 bed, 6 bath, 4 kitchen and a little less than 4,400 square feet and it has its own parking lot. They’re asking 90,000 all cash and it needs to be updated and freshened up to be rent ready, not looking to put high end stuff in the home it’s not a high end area so I think 65,000 for a rehab is good. Now since I’m new to analyzing deals I wanna be sure if what I’m looking at is a good deal or not. Is their any help someone can give me on this property? I’d like to know if this would I be worth my time and given this would be my first deal, I understand this might be a big one but I don’t wanna let a good deal go by me. Again any answers or pointers would I be greatly appreciated! Also if their are any numbers I left out that you need to know just ask and I’ll answer them ASAP thanks

I'm fresh out've high school and I want to get into real estate. I learn more and more everyday and I work full time so I try to read and soak up as much info as I can. My question is since I'm so young and debt free where should I start my path and what should I do after I make the first step? Whether it's getting my RE license or trying to find a needle in the haystack type of deal? Any help is greatly appreciated!
