There may be a time built into the mortgage meaning you cannot refinance for maybe 6months, a year etc

I would say that you are doing the right thing by building a team in each market that way you and your partner can use the knowledge of your team to your advantage. I feel you should also start analysing deals (just using rules of thumb first to get more focused) in each market and narrow down you focus to just a few markets.

I agree with you that this is the right time to do this. If anyone wants to take any kind of risk I believe you are better to do it when you are young because you have limited responsibilities.

Start analysing deals ASAP and worry about the management etc later. If the deals are good enough then structure everything else around that and get started.

Of course as you said it is situationally dependant however I feel that leverage is more often than not the best way to fund real estate investments because it allows you to scale much faster than cash does and it also keeps large amounts of personal cash from being tied up in properties for extended periods of time.

I think what portion of the deal you get largely depends on the duties each person will cover in the partnership and operation of the property. For example if someone was to invest money and manage the property this would be worth a larger piece of the pie.

Look for comparable homes like yours in your area and ask your agent what they are renting for them price your property competitively relative to that.

I've never actually invested in an STR But I have been analyzing them for some time. The number seem good in Martha's Vineyard.

I would say it depends if you live In a hcol or lcol area. I think that my personal freedom number is 100k a year passive income.
