What are some drawbacks of nnn commercial lease properties? They seem very enticing if you have the financing. Is it just hard to find financing for them?

The knowledge is free right here no need to pay money to get it. The only benefit I see of going to a seminar is it forces you to meet like minded people

Just go with hard wearing vinyl. Section 8 tenants will still want flooring that is actual flooring not foam mats.

I feel what ‘live below your means’ really means is that you should not over indulge on stuff you don’t need. However, we must also remember that taking risks to make money may not always mean taking a financial risk.

Nothing wrong with buying fully cash flowing property. The only thing you would be missing out on is the value add oppurtunity from the rehab. But even Thats is ok if your always gonna operate it as an income.

I wouldn't refinance or heloc as that woukd only cut down already slim cash flow. I would either sell or hold, it is all dependant on how much cash you have on hand ready to buy your next deal.

If you have enough cash for your next deal i would just keep this property and move on but if you don't i would sell and then put the cash from the sale into your next deal

Write the best ever tenant reference guidebook and print physical copies and pdf and send them to all of your tenants.

Tell them if anything goes wrong, first reference this book and if you cant find the answer then call me.
