Fairly newish to buy and hold in Charlotte looking to meet and talk shop with other like minded investors. Anyone want to chat? 

I currently have just 1 door under my belt and am in the process of hunting down a second. If there are any wholesalers with deals they're looking to make, I'm actively looking and interested. 

I'm looking at purchasing a duplex with a friend where we would split the downpayment and distribute profits proportional to our contribution towards the downpayment. We don't have enough cash for an all cash deal so we'd still need to get a mortgage. I'm trying to figure out how that would be structured. I'm led to believe that a bank is unlikely to loan to a corp so it would have to be personal. 


I'm entirely new to this so please excuse my ignorance. Would we each apply for distinct loans and then pool that to make the purchase or would we be able to share a single mortgage between the two of us? Is it possible to list both parties on the deed or will it have to fall to just one of us? Where are good resources for learning specifically about partnership contracts?

How do you go about determining the security deposit when renting individual rooms on a house hack? I have 4/2.5 and am renting out 2 of the 4 until I move on to the next house hack. What's a good rule of thumb for establishing a security deposit rate under these circumstances? 

@Mike McCarthy, I see that cozy requires a 2.75% fee when tenants pay with either a credit or debit card. Do you eat that cost or is it added to their rent payment?

Getting starting in buy-and-hold and trying to do as much preliminary research as possible. In the process of getting a first investment property right now. For the time being I plan on doing all the listing/advertising, data collection/analytics (excel), and payment collection myself (paypal/venmo) until I have enough properties that using a service like Cozy or Avail becomes cost and time effective. In the meantime, in my preliminary search for a one stop platform these struck me as two of the better players. Does anyone have a strong opinion on one versus the other or is there a different platform for online collection that you prefer and why?

@Colleen Goldstein how to do repairs myself. I'll definitely be making heavy use of youtube, thanks for the tip! I might just pick up random high ranked DIY book off of amazon if they're all close enough in quality.

I'm getting started in real estate investing and in the process of looking for a good house hack investment in my area (Charlotte, NC). In the meantime I'm trying to learn as much as possible and have been devouring books to that end. I'm planning on using my free time during the house hack to upgrade as much of the property as is feasible and has good ROI (in terms of either rent and/or equity increase or educational return) but am trying to find a good set of educational resources for DIY home repair. The options available on amazon are overwhelming so if anyone here has either recommended books or has experience doing these kinds of repairs and wants to share their 2c, then I'm all ears.
