Hey Alex,

Welcome to BP. I'm also working in the Kalamazoo/Portage area. Gary Apps is the RE attorney that has been recommended to me by a couple other local investors. He attends the Kalamazoo Area Rental Housing Association meetups that happen the 4th Tuesday of every month at the Theo & Stacy's on Portage rd at 7:00 PM. You could could connect with him there or look him up online. I would suggest coming to the meetings either way, they are a great way to network with local investors. 

Post: Wholesaling and the 70% Rule

If I were going to do wholesale I would probably shoot for closer to 65% ARV I would imagine 70% wouldn't leave enough meat on the bone for the end buyer. This is also very property and geographically specific.

Hey @ShellyScruggs,

I think the biggest benefits from getting a real estate license would be the fact that you have direct access to the MLS where you can pull data for comps for yourself. and you don't have to wait for a real estate agent to show you houses. So you're able to see as many houses as you would like on your own schedule.

I'm just starting out in the investing world and plan on getting my license within the next few months.

Hello Biggerpockets,

I am a new investor from Kalamazoo, Michigan. After reading the forums, reading all the books I could get my hands on, and listening to nearly every BP podcast in the past 2 months, I've decided it's time to take some action and start getting involved. I plan to fix n flip houses in the Kalamazoo/Portage area and use the income from the flips to invest in rental houses. I've been actively searching for my first deal and eager to start my investing career.
