Hey! I am a local investor and Realtor in Abilene.. If you are looking for A/B class rentals you want to stay towards the south side of town. And more specifically the Wylie area. This area doesn't have a lot of multi family properties though. I hope that helps! Let me know if you have any other questions and I'll do what I can to point you in the right direction.

I would defiantly finance (and shop around for the best rate) and use your cash for more properties, now or in the future. 

If you search deal analysis on BP you can find different strategies to analyze deals. This was a great article I just read and reviewed/analyzed my current properties.

I am just starting out, as well. Right now I am taking whatever I can get which has been through referrals. I'm also doing some online advertising to gain leads. You can send out a letter/card to your sphere of influence that you are now an agent. Do you have REI groups you can attend and market to?

I think it depends on your area. I would stay away from it in my market. I love 2/1 for rentals though! You are always going to have a bigger buying market for 3/2's.

I read this article this week and analyzed all my properties.. Great read! and turns out I'll be selling one of my properties soon as the lease is up.

I've been using the brand Allure from Home Depot.. Per advice from other rehabbers/flippers on this forum. Really good quality and will last a long time! I think it had a 10-15 year warranty. A little more pricey but you're never going to have to replace it if your buying, rehabbing and holding.

I try to be realistic with myself by figuring out my ideal budget and knowing I might be around 2K-5K above that depending on how things go when we get inside. If that overage still works with my numbers then I can move forward with the deal. As far as my contractor goes, I never tell them what my actual budget is. I have a couple contractors that I use and I make sure I get at least 2 bids on all my projects. Sometimes if I prefer working with one contractor I will come back to him with the lowest bid and see if they will match that. A lot of the time it works.
