Very funny story after being pissed off for a month and posting this, I received an email from the negotiator today.

Used to be in constant contact with the negotiator. Did BPO in mid October. Started calling negotiator back 2 weeks after that. Phone just goes straight to voice mail. Spoke to others in the department the only answer I can get is "ill send her an email". I know the BPO number is good, I have a buyer lined up, did the negotiator disappear on me?

Some banks have a standard procedure to always counter with what the bpo came in at.

Specifically bank of america, how much do they usually accept when settling for credit card dept? Any tips?

I have a file that has I have been working on for ever with Indymac. My bid is 150k and the idiot who did the BPO said it was worth 220. They told me wait for the BPO to expire which was yesterday and resubmit offer.

My problem is the auction date is set for March 20th. I have never had to postpone an auction, how do I go about doing it?

I don't know about Arizona but in Jersey if you have a buyers option contract you can market the property. You don't have to have ownership to do it. You can also list it under the current owner.

I was working with a buddy who had a processing company. He had many successful payoffs. He processed for Realtor and private investors. He charged a monthly flat fee per file up to 6 months and after that it was free. It is hard to rely on people being able to close so he never took a % of the processing fee.

I have been considering starting my own processing company. Fell free to PM me if you are interested.

Getting the deed is not useless. Get the deed notarized but do not file it. 3 months later you get your pay off and it comes time to close the house and the buyer needs an FHA loan, you can show you had the house long enough to get around seasoning laws.

I have been in a 10 month battle with them over a house that I have a more then reasonable offer on. Awful to deal with. They request the same info over and over again. Loose BPO's don't return your calls and don't want to negotiate anything lower then the BPO.
