I am a Project Manager with a MS Industrial Engineer and background in Manufacturing. I have not met a lot of engineers in my REI network but my reason for being a RE investor is the relative level of control I have vs the investing in the stock market. I am looking for a recommendation for an Electrician in the Akron OH area. Does anyone know of a good Electrican they have used for both simple eletrical issues and re-wiring units?

Bad deal in my opinion. Only if your strategy is appreciation, then it depends on your ARV.

@Devin Arrigo. I think business cards as an investor is a great idea. I recently created mine using a free template on one of those business card websites for like $13 for 500 (including shipping). Minor investment for a networking tool. I included essential information on mine (name, email, phone number) as well as the type of investor I am. I have had others ask for my business card when networking with realtors and wholesellers so I present one now.

. Great post and very inspiring. I purchased my first investment property last year (SF 3,1) nad is now looking at getting a couple MF this year which I can BRRR. I agree with your analysis methodology and does the same in looking at deals. I am also curious in how you analyze potential areas initially and how you narrow your search given the information you previously shared.

Welcome Brian. I understand all your fears and it is a hurdle/risk we have to overcome in order to ger skin in the game. I recently made that jump last year and is currently looking for deals in the Cleveland area as you are. I think you need to have property management included in your analysis in order to have some confidence in your calculations (even if you intend on manging the property yourself). This BP community is very supportive and has a wealth of information. Use the support network and best of luck in your endeavors.

Congrats on your purchase. I currently live in Columbus and work in the NEO area so I am between both areas constantly. I am looking at areas within Columbus to buy my second property since I want to buy in areas which I am relatively familiar. I bought my first rental property in Akron, OH last year since I calculated good potential cash flow by investing in that area (I have a PM managing my property). Since Columbus has had some growth with recent year and forecasted to have continued growth, I am looking at purchasing here in the near future.
