Those surround suburbs are great places to look for opportunities. Benton and Bryant school districts are ranked really well. The growth is certainly spreading in that direction. 

 Thank you for responding Seth ! Yes I learned that Benton, Bryant, Alexander on south west, conway on north west and jacksonville, cabot in north east are some of the growing neighborhoods in the LR market.

I learned that cash flow is pretty difficult in DFW. So wanted to check with this community about which are the cities which have highest appreciation potential in 2-5 years near term.

Hello Family, 

We were looking into investment properties in DFW and found that there are lot of new communities which are being built by Lennar in Princeton Branch and other areas. Wanted to learn from experts in this community about lennar and if there are any pros and cons of buying homes with lennar and in general new homes.

Me and my wife are just starting our real estate investment journey. We are based in CA and are currently looking to invest in DFW area.

Wanted to get guidance from this community on - 

1. What are some of the areas of DFW where we can still buy cash flow positive properties ? 

2. How are these neighborhoods ( cockrell hill, garland, rowlett, princeton, little elm, the colony ) ? 

3. What are some of the other states / cities in US where its possible to buy cash flow positive rental properties ?
