Sorry- I didn't. Was talking about 1.5%  rent - cost ratio. Was looking to find properties, around 50-60k or so that rent for 800 maybe?

Also what if purchase a property in perhaps an A neighborhood, (says schools are all 9 or above). If it comes say at 100k and rents for 1k, - is that a good deal?

Hello there, I have been looking at the Indiana market, and not able to find a website/resource on the different classes of neighborhoods..Do you guys recommend any resources or local help?

I am primarily looking at buying a cash flow property-with I suppose 20% down, but I don't want to deal with the bad neighborhood issues.

Is 1.5 % yield hard to find? I do have some properties zeroed in through zillow.

Thanks guys... Some questions though, For financing, do you guys suggest that I decide on the city first and then approach someone there? Or are there lenders specializing in investment properties?

and one last- has anyone worked with reddoorindy or have any other recommendations for some investment friendly 'boots on ground' folks in Indiana? I see lot very diverse classes of neighborhoods, just want to find that good neighborhood that have a decent appreciation and help pay for itself.

Been a researcher for a while; hoping to get into the action sooner than later. 

Currently looking at Indiana / Cleveland / Kansas city areas mainly. Buy and Hold with a decent cash-flow is what I have in mind.

Here, hoping to learn from and connect with some local boots on the ground.
