@Darrin Wesenberg, Could you list the rooms under the same address with different room numbers or letters?  I’m not happy with it either, but I’m trying to stick it out for now.  I currently have one tenant who’s been trying to get her bank verified for over a week!  Any who, I’m considering leasing the rooms in a house.  I’d love your guidance, input, or suggested reads.

@Douglas Harris, how did it go?  I am currently looking to do owner financing on a property.  They are willing to do $5k down and 3% financing for 5 years!  TBS, I’d need to get a loan for some improvements. What’s your suggestion, since you’ve experienced this?

”I would not share any invoice costs with the tenant. Telling them about a bill you owe/paid won't inspire them to pay their rent on time.“ This is the type of advice I was seeking.  
All of our tenants pay electronically, so she is aware of the fact that it’s late and fees have been assessed.  We have also spoken about it.

I am not asking the tenant to pay for the repair.  I am asking if I should tell the tenant how much the repair costs me.

Is it a good idea for landlords to share the costs of repairs with tenants?

Example, an AC repair costs $525.  Should I tell my tenants how much this repair costs me by sharing the receipt in the maintenance record?

I’m asking bc the tenant is currently late on rent, and I need her to understand the importance of being on time.  Originally, I was going to hold off on the repair bu figured it could hurt us more later.  BTW, are landlords responsible for repairs in a cycle when rent is late??!

I'm beyond frustrated with Apartments.com!  Why did Cozy do this to us???  The website and app are both awful.  They take forever to load, and what is the purpose of an app if it only sends you to the website???  I had a tenant account deleted upon switching over.  It took me forever to figure out how to use this unfriendly interface.  I am very disappointed with Cozy.  If this merger wasn't going to make things better, what was the point???  I would have gladly paid for Cozy, but if Apartments.com starts charging, I'm surely leaving!!!
