Here is a link to a project in NY that might be getting the go ahead soon.  I think the tiny house movement is still early, but I think it grows day by day.  I like your idea @Anya K.

yes @Nik S. I am curious to see your solution for keeping the money safe.  Also how many washers and dryers do you have for the 23 unts?

Thanks @Michael Tempel good info.  When you say 2 for every 6 do you mean two sets or just one washer and dryer.  Do you have any recommendations for a leasing company and or can you guesstimate a ball park number on how much you can collect for a 6 unit or a 10 unit in laundry income

Hey BP Community.  Looking for some input.  I have 16 units on one block in a downtown market.  None of my units have washer or dryers so they all go to laundromats close by.  I am wondering what I could expect to bring in monthly on coin op machines.  One of the units has a small commercial in the front that just got vacated and I can use that space to put easily 5 washers and 5 dryers.  I am hoping people will share following info below.  I am looking also to purchase the machines and not go with a lease and split option.  How many machines do you think are adequate for 16 units?

I've used two CPA firms.  First one is: Boles Metzger

http://www.webbuildersolution.com/websites/32930/  Very professional firm and been in the industry long time.  Pricing can reflect this also, but I use them on my more complicated projects.

Another firm if you are more cost conscious that I use is Gift and Associates. I give my smaller LLC and more regular returns to them.

Hi Aaron,

You may want to try wufoo forms or one of their competitors. Google search Wufoo Vs ... they have a free account that allows you to have 3 forms with 10 fields max. If you don't have more than 10 fields of information that you collect this could be a useful product to try out. the results can be sorted in any standard excel program. You can embed the form in your website or create a link to the form

I have heard good things about the products from foreverozone.com. You will need a small box fan and timer and one of the devices and is worth a try before repainting everything. I have heard ozone generators work well for smoke as well from another article. Let me know how it works if you try it.

Hi All,

My name is Anish Patel and I have lived in the burg all my life. I recently discovered bigger pockets and have devoured almost all the podcasts from start to finish. I think I have like 4 left. But am excited to get into some real estate investing.

I am not new to business but relatively new to real estate on my own. I own three Subway franchises "Eat Fresh" and am working with my family on our third Daycare Location as well. As a family business we do have some real estate, but am ready to make the leap on my own account. I found what I believe to be is a good contractor........finger's crossed and am eager to due some house flipping.

I bought my first property, but I think I paid too much :-( but its a lesson to learn and the result will speak for its self. Anyway, I'm glad to start being part of the BP community and hope to find some people to network with. Specifically I'm creating a space in my office for the purpose of having a co-working space for anyone interested in real estate. So as I meet and network I hope to have a team of people around me to share, build and grow with in the central PA area.
