Pretty high I think too. You can give them a pay or quit notice after 5 days. At least here in VA you can. After that you can start an eviction and collect at small claims court. Not sure if you are trying to keep them or not?

You should consider joining or sitting in a local real estate investors club. Check out meetup.com or just google it. You can interact with people of like interests and learn a ton!

Ok so my tenants are getting ready to move out. They fulfilled their lease and were great tenants. I truly hate to seem them go but they want something a lot cheaper and I cant go down that far. They have until the end of April to move out.

In the mean time, I wish for the house to be vacant and short of a time period as possible. When do you all start advertising that a house is available? The house will need to be cleaned and painted and I might take care of some smaller things since no one will be there.

Should I try showing the property while the tenants are still there? Should I take applications now? Put the sign out front? Flyers online saying when available?

Just trying to see what others do. Last time I just waited until the tenants moved out then advertised. Was only vacant for a couple weeks but still thats about $425 I lost out on.

House is probably worth around $60,000 so Im not sure if Im up for spending $7-9k for central air. What is your experience dealing with oil heat? maintenance costs etc? Maybe having oil heat and no ac is just a hot mess in the making and I should get a loan to cover central air?

Im looking at an older property to buy in my area. The unit uses oil heat which I am not thrilled about but its not a deal killer for me. But no central air means I need some sort of AC in the house during the summer (Im in Virginia so it does get hot). Do tenants usually supply their own window units or should I buy them?

I never bought a house that didn't have central air so this is new to me.

I looked at a quad unit. The one unit we went in and there was people there when it was supposed to be vacant. Scared the crap out of the people. They were squatters who said they just moved in when they saw the paying tenant leave. Their couch was a back seat out of a van. The other tenant in another unit wouldnt answer the door. We left very soon.

Went to another multi family unit in a rougher part of town. Went to look at the basement unit. Door was cracked open. Realtor was pretty cautious which made me a bit more uneasy. More squatters with drug para. everywhere. We left and I bought neither buildings.

Lowes with 6-18 mo no interest. Or if you dont have the funds, I have seem some really good used fridges at thrift stores for like $200 in my area. Either way, Id replace it if its really that old. Good luck

Just because I ask how something works doesnt mean I am going out and doing it.. I like to see how things work and the legalities of a deal. I make a fie living doing what I do the right way plus I can sleep at night. Please dont assume, you know what they say?

Yes I do think I recall an addendum from my last rental purchase now that I think back on it. I want to say it was for a 6 month if not longer.
