How does a wholesale transaction work when not doing a double closing?  Does the wholesaler get their margin when they assign the contract or does it usually go to closing?

Thanks @Brandon Turner.  I think I messed around too much the first time so it gave me the weird output.  I ran the numbers again and it worked fine.  Not sure if there is a way to store analysis results.

I am seeing a weird output on my flip analysis using the BP Home Flipping Calculator.  It shows that I am out of pocket over $2M when the property was only bought for $295k.

I will be doing fix and flips of distressed homes.  I am begining to market their soon but want to get all my ducks in a row to handle the purchase.
